If there is no immediate risk, why is remedial work necessary?


It is the view of Triathlon Homes and EVML that if the building cannot be issued with a valid EWS1 form, there are safety issues that need to be addressed.

The Building Regulations enhance the safety of the building and its occupants. While each block is different, many defects found show non-compliance with the Building Regulations and therefore increase the level of risk of fire spreading in the external walls. Please note, there are several mitigating factors the fire engineers take into consideration in determining the level of risk and safety, including the extent of fire barriers installed, whether the external fascia is non-combustible, and whether the building is protected by sprinklers.


What are you doing to ensure residents are safe?


EVML have taken advice from fire engineers and the London Fire Brigade. All the appropriate measures are in place to ensure residents remain safe at all times.


What are the proposed timelines for the work?


Further evaluation has been undertaken by the fire engineers. We are currently waiting for feedback from independent fire risk assessors. This will inform the scope of any work and/or mitigating measures to address the issues in the external wall system. EVML are separately getting feedback from a number of third parties to inform the next steps on the removal of ACM on the balconies in the non-sprinklered blocks.

When we have the information to answer this question, we’ll let you know as soon as possible. EVML are aware of the need to resolve the issues in a timely manner.


Can I stay in my home during the work? 


Yes.


I’m trying to sell, staircase or re-mortgage my home – how will these findings impact on that?


Leaseholders looking to sell, staircase or remortgage may be asked by their lender or potential buyer for a copy of the EWS1 form. For Aurelia House and Titan House, this is available in our Important Documents section.

Leaseholders in Rye Mansions and Verna House may find that they will need to wait until this work is completed until they can get the paperwork to satisfy their lender or buyer. As soon as we have a timeline for this, we will inform you.

We’ll keep this under review. As we get more information from the fire engineer’s assessment of mitigating measures and an update on the balcony ACM removal we’ll be able to give you clearer information to share with your lender.


What is the latest RICS EWS1 guidance for these buildings?


As all of the blocks in N04 are over 18m, they are not affected by recent changes to RICS guidance. They still require an EWS1 form.
