The full scope of works is available in our important documents section. We are working hard to gather the outstanding information required in respect of East Block and the whole of Gainsborough Studios so that we can finalise what safety works are needed - this takes time because of the detailed nature of the inspections and the fact that there are a number of experts and contractors to co-ordinate .
IDM Management Ltd have advised that the next stage is to identify next steps in the programme and what interim measures may be needed in the meantime. They have recommended the appointment of a Fire Engineer and are therefore currently in the process of sourcing quotes for this service on behalf of Gainsborough Studios Limited and the Group.
Will residents be sent a fire report?
Yes, a copy of the fire report will be made available to the Group’s residents at Gainsborough Studios as soon as we have a copy available.

Am I safe living in the building?
Yes. We have been working closely with fire safety experts and the Fire Brigade and we have taken their advice about what fire safety precautions are needed to keep everyone safe.
This and all the other safety precautions at the building (like the fire alarm) and the programme to bring the building up to current safety standards mean that the Fire Brigade is satisfied.
We do appreciate that some residents are concerned and we are here to support you. We can arrange to test and install smoke alarms in your homes if you do not currently have any. We are happy to provide further reassurance and support if you are at all concerned whilst we progress the programme. Please ask if you are worried.
Can I please get a copy of the EWS1 form?
Unfortunately, because the report identified combustible materials within the external wall system, we cannot obtain an EWS1 (External Wall System certificate) at present. Once we have received the Fire Engineer’s report we will be able to confirm what works are required and how quickly the remedial works can be carried out.
We understand that a number of our leaseholders and shared owners are trying to re-mortgage and require the EWS1 certificate. We would like to reassure you that we are treating this matter as a priority and we will be in touch with you as soon as we can to advise you on the next steps.
We will to write to any residents who opt out of receiving updates by email news, or for whom we don’t have an email address and we will update this area of our website.
Will it cost me anything?
The safety of our residents is our first priority. Southern Housing Group is a not-for-profit charitable housing association and every penny we make in surplus is reinvested back into building new homes and maintaining and improving our existing homes.
We were informed on 7 April 2021 that our application to the Building Safety Fund was successful, and that all external wall works to the East block, as per the scope of works, will be covered by the fund
Can you confirm that the work to the affordable block will be completed together with the work to the private blocks?

Is Southern Housing Group and IDM acting quickly enough to ensure potential remedial work can take place?
We would like to assure you that we are treating this matter as a priority and our Building Safety team are liaising with IDM on how to progress in the safest and most efficient way possible.
Does Southern Housing Group have a copy of the original drawings and specifications for the block?
No. IDM have approached the freeholder, the original architects, the original construction company and Hackney Council, and unfortunately, they have not been able to obtain this information.
Does Southern Housing Group agree with the statements and findings within the FRC report that it is necessary for the façade to be removed?
We will continue to be guided by the experts and follow their advice. Government guidelines about fire safety have been changing rapidly and as a consequence we have a programme of building safety work underway across all the buildings we are responsible for.
When we find that the advice is that work is needed to ensure that materials comply with the government’s guidance we take appropriate action.
