52-56A Lant Street is an eight storey building, which was built in 2004, meeting all building and fire safety regulations of the time.
In 2019, changes were made to building regulations. As a result, building management teams across the country must now make sure all buildings are compliant with these new regulations.
Investigations on the building have been concluded by the building's managing agent, and these have identified areas where work is required in order to meet the updated building regulations.
Southern Housing Group works with residents based at 56A Lant Street only.
Who are all of the parties involved at Lant Street?
Aside from residents, there are a number of parties involved at Lant Street.
The Freeholder is Rockwell (FC100) Ltd
RMG Property Management London is the External Managing Agent (EMA) RMG Property Management London is instructed to act on behalf of the Freeholder, Rockwell (FC100) Ltd to manage Lant Street in accordance with the lease
Southern Housing Group is the HeadLessee for the affordable homes within the scheme, including the Shared Ownership homes there. These are located at apartments 1-15, 56A Lant Street.
A headlease is the primary lease agreement that is signed between Southern Housing Group (as the tenant) and the Freeholder (the landlord). We have then entered into individual sublease or tenancy agreements with our home owners and tenants.
As headlease holders at Lant Street, we are not actively involved in the current fire safety works investigation or responsible for organising or completing any building safety work. We will however work closely with all the relevant stakeholders in order to represent the interests of our residents in this programme as it progresses and ensure that the terms of our lease are fully complied with and residents are kept informed.
What do we understand the current position to be at 56A Lant Street?
We understand that a Section 20 Notice of Intention was issued by RMG Property Management to all residents at 56A Lant Street on 17 September 2020. This letter informed residents that the freeholder intended to undertake work to remove and replace non-compliant cladding systems at the property.
On 16 April 2021, leaseholders were informed that the works to be carried out at the property included:
Removal and safe disposal of the ACM (Aluminium Composite Material) and non ACM cladding
Supply and fitting of new insulation, cavity barriers and cladding, across the building following the above removal (All replacement items will be non-combustible products which will meet the latest regulations for fire safety)
Installation of scaffolding and welfare facilities
