Over the past year we've carried out some fire safety investigations at Burney House.
Our fire engineers have completed a report based on the existing investigations previously carried out at the property, including their own on site inspections. The purpose of this exercise was to help to clarify and assess the remedial works required at Burney House.
We have now received a copy of the report from the fire engineers, and have reviewed the content. After the Group’s review we can confirm the following:
We will not need to ask residents to leave their homes in order to complete the works. We have been able to assess the current standards of the internal compartmentation and are confidents that we can complete the works from the communal spaces
In line with the review by the assessors, we will no longer need to complete any external works previously communicated. This also includes the possible roof works, which will be passed back to the Asset Management department who will continue to review and monitor. Future works to the roof will still be required, but this will be completed as the roof comes to the end of its natural lifespan
The works now include completing the fire stopping above the communal ceilings and replacing the intumescent glazing in the communal areas. This glazing forms part of the building’s fire safety system
Once the fire stopping works have been completed the works will be signed off by M10, the fire engineers. This will allow the Group to remove the temporary alarm system including any associated remedial works.

We are currently in a section 20 consultation process
The Group will need to re-tender for the works under the new project requirements. Once we have received the tenders back, the Group will review and advise residents as to the outcome of this
The Group will send you a Notice of Estimates (NOE) letter providing you with the estimated costs and the potential winning contractor
After the Section 20 NOE letter has expired the Group will award the contract to the winning contractor and contact you with further details, including start dates.
